T.B. Penick lauded for design-assist work
on UCSD student housing project
SAN DIEGO – May 21, 2008 — T.B. Penick & Sons, Inc., one of the largest and most trusted contractors in Southern Californiaone of the, was chosen to do the structural concrete work for the UCSD North Campus Student Housing project. Turner Construction, general contractor for the $93-million project, made the selection.
In choosing T.B. Penick as the design-assist structural concrete subcontractor, Sr. Project Manager for Turner Construction Sergie Serrano noted that “During the design process the TBP team showed real dedication to quality, service, problem resolution and cost containment. They found ways to reduce their own costs in order to save us money while simultaneously improving the project for the client.”
The project design process was not without its challenges. After the initial plans were drawn up, it was found to be necessary to re-engineer the structure while maintaining the building’s architectural integrity. In collaboration with Englekirk, the structural engineer, TBP’s in-house structural engineering team re-engineered the bridging documents using the most cost effective combination of post tension, rebar, slab/wall/column, and foundation systems. TBP cost effective design solutions, endorsed by Engelkirk, yielded a 13% reduction in project costs, representing nearly $1,700,000 in savings on the project.
“When it is completed, the UCSD North Campus Housing project will be a showpiece for the University and for San Diego county,” said Serrano. “We intend to deliver a world-class facility that will add value to the UCSD campus and enhance the quality of life for students and faculty.”
The project team for the UCSD North Campus Housing community includes the design-builder, Turner Construction; architect, MVE Institutional Inc.; structural engineer, Englekirk Structural Engineers; the electrical subcontractor, Helix Electric; as well as the design-assist structural concrete subcontractor, TBP. The Regents of The University of California, San Diego, own the project. The UCSD North Campus student housing project is underway and will be completed by Summer 2009.
About the UCSD North Campus Housing project
The UCSD North Campus Housing project will be located on a five-acre site bordered by North Point Drive, Scholars Drive and North Torrey Pines Road. It will include a 14-story high-rise and seven low-rise buildings, and will add more than 1,076 beds mainly for undergraduate students.
The project consists of approximately 225,000 assignable sq. ft. configured in two, three and four-bedroom units. The high-rise dormitory building will be a high-tech, safe and environmentally efficient residence. The low-rise buildings will house various community amenities such as a café, bookstore, conference rooms, vending and mail areas, laundry room, maintenance and administrative offices, and 5,284 assignable sq. ft. of retail space.
The project’s eight buildings are of varying heights. Building 1 is 14-story high-rise; building 2 has five stories; buildings 3, 4 and 7 each have four stories; and buildings 5, 6 and 8 are three-story structures. As of this date, T.B. Penick has completely mobilized and is on site with all manpower, tools, equipment, materials, office and storage facilities.
Installation of the tower crane at the locale of the 14-story tower began May 6, 2008 to facilitate installation of the formwork and structural elements for the cast-in-place architectural concrete walls, the signature component of Bldgs. 1, 2 and 3.
Foundations are complete on the twin four-story buildings, 4 and 7, while installation of steel cast-in-slab weld plates (embeds) continues on buildings 5 and 6. The 14-story tower foundation is being prepared for concrete placement with the installation of soldier piles and lagging to shore the northeast corner embankment while wall form panels for buildings 2 and 3 are being assembled and stacked for future use at two temporary formwork makeup staging areas. Building 8 is set to be excavated when the area is clear of excess site dirt.
