PROJECT DELIVERY: Design build Guaranteed Maximum Price

This design build project features a new 11,900 SF community center designed for senior community services. The City of San Diego Parks and Recreation Department determined that negotiated design build delivery was desired and awarded the project to TB Penick & Sons, Inc. in April, 2004.
The facility was designed with input from the senior community as well as the Parks and Recreation Department Program staff. A 2,400 SF great room anchors the building, allowing space for meetings and presentations.
The project is obtaining a Silver LEED (Leadership in Energy and Environmental Design) rating from the US Green Building Council. Energy efficient features include photo voltaic solar energy, indirect natural lighting via translucent panels, high efficiency heating, cooling and controls, storm water retention, recycled materials and disposal, alternative transportation facilities and environmentally friendly interior and exterior construction materials.
